Preparing your property for sale

Many people will check a property out for the first time with a drive-by before deciding whether to inspect it on open days. You don't need to spend a fortune updating your home before you put it on the market but there are easy, cost effective tips to present it at its best prior to the marketing material being finalised. Think with the buyer in mind and what aspects you need to improve to make your home more appealing. Externally lawns should be trimmed with overgrown shrubs and weeds removed. Sweep or pressure clean pathways, remove any unnecessary items from the yard for example bikes, toys or a messy hose reel. Park extra cars away from the property, ensure your windows are clean inside and out. Remove any mess from your roof and gutters and don't forget to tidy your garage, shed or carport clean. Internally you should consider having your carpets professionally cleaned or deodorised, your bathroom should shine and any marks or chips on walls should be touched up or where appropriate re-painted. A major factor is to enhance the spaciousness of each room by removing unnecessary furniture and clutter, the end result will be better professional images to use for marketing material and will also help buyers imagine their own belongings inside the home.
